Lots and Units Details
There will be nine types of house sites available to meet the interests and needs of the community. You can see the locations of these sections on the project plan.
248 Single-Story Townhomes (Section 1)
These will be designed and built as “zero lot line” Townhomes. These will have a 15-foot streetside setback and a “zero lot-line” side yard setback. These will have a single-story build limit with minimum/maximum street view height guidelines. Each will have alley access to off-street alley parking and access to public parks and lakes. There will be ample additional off-street parking and designated walkways to the park areas and the town center.
Each of these 12 block areas of this type of building will have approximately 29,400 square feet of segrigatable buildable space. The square foot desired by the buyer will determine the size of each. Someone could buy an entire block to build a massive mansion next to the town center; however, design guidelines will require the street frontage façade to have the look of a minimum of 8 individual units. Underground electricity, potable water, city sewers, and road/alley access will be provided for these lots.
282 Medium-Density Lots (Section 2)
These are our town-access suburb lots. These lots will have approximately 65-foot width and 100-foot depth. There will be a 15-foot streetside setback, a 4-foot rear and side yard minimum setback, and 60% greenspace, leaving approximately 2,600 square feet of buildable footprint. You can build up to two stories with streetside garage access. Each will have off-street parking and access to public parks and lakes. Underground electricity, potable water, sidewalks, bike lane, and road access will be provided for these lots.
106 Low-Density Wooded Lots (Section 3)
These will be approximately 0.25 -0.45 acres each. You can build up to two stories, and you can also build 1 outbuilding. The general guidelines are front setback/easement of 6 meters, rear and sideyard setbacks of 4 meters, and 75% of greenspace, leaving approximately 3,150 square feet of buildable footprint. Underground electricity, potable water, waste treatment, sidewalks, bike lane, and road access will be provided for these lots.
96 Low-Density Water Front Lots (Section 4)
These will be approximately 0.25 -0.45 acres each. You can build up to two stories, and you can also build 1 outbuilding. The general guidelines are front setback/easement of 6 meters, lakeside setback of 8 meters, sideyard setbacks of 4 meters, and 75% of greenspace, leaving approximately 3,150 square feet of buildable footprint. These will have access to public parks and lakes. Underground electricity, potable water, waste treatment, sidewalks, bike lane, and road access will be provided for these lots.
16 Gated Town Estate Lots (Section 5)
These are approximately 1-acre lots available inside the gated section of the community. You can build up to two stories, and you can also build outbuildings. The general guidelines are front setback/easement of 10 meters, rear and sideyard setbacks of 4 meters, and 85% of greenspace, leaving approximately 6,750 square feet of buildable footprint. These back the town park areas and have easy walking access to town. These will have access to public parks and lakes. Underground electricity, potable water, waste treatment, sidewalks, bike lane, and gated road access will be provided for these lots.
52 Gated Estate Lots (Section 6)
Our most exclusive and largest lots (2-2.5 acres) are available in the community. You can build up to three stories, and you can also build outbuildings. The general guidelines are front setback/easement of 10 meters, lakeside setback of 10 meters, sideyard setbacks of 4 meters, and 85% of greenspace, leaving approximately 15,500 square feet of buildable footprint. These are waterfront and will require lakeside trail access around the lake. This will have gated road entry access. These will have access to public parks and lakes. Underground electricity, potable water, waste treatment, sidewalks, bike lane, and gated road access will be provided for these lots.
110 Wooded Lots (Section 7)
Approximately 1 acre of wooded lots nestled along our natural reserve areas. You can build up to two stories, and you can also build outbuildings. The general guidelines are front setback/easement of 10 meters, rear and sideyard setbacks of 4 meters, and 85% of greenspace, leaving approximately 6,750 square feet of buildable footprint. These will have access to public parks and lakes. Underground electricity, potable water, sidewalks, bike lane, and road access will be provided for these lots.
103 Rural Founder Lots (Section 8)
These lots are our largest lots offered in a “rural” setting, having, on average, one hectare or 2.5 acres of land. On these lots, you will have the most options for construction. You can build up to three two-story homes. You can also build outbuildings. The general guidelines are front setback/easement of 10 meters, side and back setbacks of 4 meters, and 70% of greenspace, leaving approximately 32,000 square feet of buildable footprint. These lots cannot be subdivided. They will have the lowest per-meter cost, the least covenant restrictions, and the lowest monthly neighborhood fees. Underground electricity, potable water, sidewalks, bike lane, and road access will be provided for these lots.
Town Center Commercial (Section 9)
Ownership of these spaces will be held privately by the principal developers. This aims to maintain control of the tenants, ensuring the best fit for the community’s needs. If offered to the public, these limited spaces would soar in rental value and increase the expenses of the people of the town, going against the purpose. These units will have the community services needed, i.e., grocery store, restaurant, café, pub, fitness center, health clinics, salon, etc.
66 Town Center 2nd and 3rd Story Condos (Section 10)
These units will be located above the town commercial district. Each will offer maximum shared access points of no more than seven units. Each will have balconies, some facing outward to the residential areas and others facing inward to the central town park/pavilion. Unit sizes will range from 2,400 to 5,600 square feet. Central Pavilion-facing units will have free access to all events held in the town center via their private balconies. All will have access to public parks and lakes. Underground electricity, potable water, city sewers, road access, and off-street indoor parking will be provided for these lots.
Hotel/Convention Center (Section 11)
There will be an allotted nine acre site for a hotel and a 1000-person convention center. This will be built in the final phase of development.
