Tu'ux ku: A Visionary Community for Health, Freedom, and Prosperity

The Problem

Nearly 75 years ago, George Orwell’s 1984 warned us of a dystopian future if we failed to act. Eight years later, Ayn Rand’s Atlas Shrugged alerted us to the grim consequences of collectivist ideologies. Since then, there has been a progressive march towards global tyranny by a cabal of ultra-wealthy families who aim to subjugate the world’s population through their control over major governments.

Since 2020, this cabal has demonstrated how effectively they have captured governments by essentially locking down the entire world for months on end, implementing useless mask restrictions, exacerbating social isolation, disrupting supply chains, destroying a large segment of small businesses, and enforcing an experimental useless vaccine that killed and disabled exponentially more than it ostensibly helped.

As if these achievements weren’t bad enough, it appears highly likely that the COVID-19 scam was only a trial run for even worse crises in the future. The likely increased population control will be greatly facilitated by the inevitable implementation of central bank digital currencies (CBDCs) worldwide and the loss of national sovereignty by the equally inevitable global control of all future pandemic policies by the World Health Organization.

The Solution 

For those who have yet to read Atlas Shrugged, this 1500-page tome describes a dystopian vision of a future society where the most talented and productive individuals were stifled by excessive government control and regulations. The story revolves around the enigmatic figure of John Galt, who leads a strike of the world’s creative minds, withdrawing their skills and innovations from a society that fails to appreciate and value their contributions.  

He established Galt’s Gulch, a secluded and sheltered community designed to provide a haven for these highly productive individuals, allowing them to live and prosper away from the oppressive collective influence that had engulfed society. It served as a metaphorical ark, akin to Noah’s, but for people instead of animals, preserving a nucleus of humanity with the essential health skills needed to reconstruct society once the collectivists dismantle it.

Continuing with the dystopian novel theme, Foundation was written by Isaac Asimov and centers on a group that predicts the imminent collapse of a vast galactic empire. In response, the empire exiles them to the outer edge of the galaxy, where they establish the Foundation to mitigate the effects of the decline. Their mission is to preserve knowledge and guide humanity toward a swifter recovery during the impending dark age.

Similarly, the Foundational Health Community (FHC) will be a collection of individual experts from a broad spectrum of health-related fields who believe that the likelihood is very high that globalists have achieved critical control of world governments and will be unable to be stopped in their relentless march towards world domination. 

Because one of the primary intentions of our community is to merge with the local culture, we have given the first part of our community a Mayan name, Tu’ux ku, (too osh koo), which means here forward. So, the working full name for our community is Tu’ux ku Foundational Health Community or HD-FHC. This is how we intend to live here forward. 

Why We Need a Community Like Tu’ux ku

The geo-political world is divided into two camps. One group is a leadership cabal whose objective is to lord over the world’s inhabitants—those whose life-sucking forces are designed to drain the spirit and soul from the West. 

In the words of a late immigrant, Chester Tuszynski:[1] 

“The plan is disarmingly simple: confuse values. Destroy conscience. Discourage religion. Tarnish national heroes. Spread doubt about cherished beliefs. Ruin trust in national institutions. Muddy morals. Pervert morality. Pollute the young with mind-numbing intoxicants – turn them into pliant, subservient robots. Infect faith. Disarm the people. 

Propagandize and color national consciousness – tell the lie until it is believed: that what is blue is red; that green is brown; purple is yellow; white is gray; black is white. Turn people against themselves. Pit races and sexes against each other. Manipulate social issues to create divisiveness and hatred. Spread the wealth until there is no wealth. Condemn initiative. Prohibit enterprise. Create a class of educated “elite incapable-of-coping, know-nothings. 

Make the military and police one under the dictates of the State. Disenfranchise. Establish total dependency on the State for direction. Do everything possible to bring democracy to its knees. Fill camps with dissenters. Burn, on pyres of helplessness and bondage, all other resistance. Finally, as in formerly Soviet Europe, create a crippling, stultifying all -dependent gulag of the national mind.” 

But this isn’t the end but a cycle, and we know this, as it has happened repeatedly in the past. And while the majority have been slowly conditioned, relentlessly distracted, and pharmaceutically incapacitated, there are some in a second camp, a remnant, who see it coming. It is for those we are creating this community. This is a means to step out of the inevitable downward cycle. A way for those who were slated to be condemned but are aware, to reposition themselves. 

If you resonate with this description of reality, or you don’t accept the direction of the Great Reset as the ultimate end for society, but desire a life of freedom, abundance, and prosperity, then our community might be ideal for you. 

Our Developer’s View on Why We Need Tu’ux ku

Waldon Boeck is an extraordinary human and the primary catalyst for Tu’ux ku. It is his vision for the solution to the dilemma described above. He set out on a humanitarian project in Central America twenty years ago. He left behind a successful development company in the States to give his children a bigger worldview.  

Having worked in a close relationship with the banking and housing industry, he sensed something was terribly wrong with the trajectory of the West. In retrospect, he sought a stable foundation to recalibrate his thinking from relentless consumerism to something beneficial. He sensed something was wrong with the lens through which he viewed the world. 

He swung his pendulum far and began working alongside the bottom billion demographic, those making less than one dollar per day. He focused on three initiatives: air, water, and food. Air was an issue because these communities cooked their meals indoors on three rock fires emitting harmful smoke. Water had contaminants that were dangerous and sometimes deadly. Food production was difficult because the people had deforested, which caused erosion that washed away their topsoil. 

He developed effective solutions for these issues on his farm.  

He wanted to test approaches before introducing them to communities. In 2012, walking from his greenhouse to his home, he realized he did not need anything to live that wasn’t produced on his farm. He could shut the gate and not leave for months if he chose. 

With this epiphany, he felt liberated and free. He realized he had unintentionally become a sovereign individual. 

He realized that the concept of self-sovereignty is lost in the West today. Well-intentioned conveniences have developed dependencies in our society, manifesting as significant vulnerabilities. As we recently witnessed with the lockdowns, access to our daily needs dissipates instantly with a single dictate from the State. Most people are helpless when this happens. He realized he had absolutely no interest in living that way, and we’re guessing you don’t either.

Our specialized education system today has created a society with minimal general knowledge of how most things they regularly use work. It is for this reason that most people who long for personal sovereignty are not incapable of achieving it. Many, if not most, of those who have tried on their own have failed. This is why we are developing Tu’ux ku. 

In Waldon’s early community development work in the states, he focused on the re-development of declining urban areas. On the surface, these communities looked depressed, run-down, and soulless. But he found an inner fabric running through the community of vibrant, interdependent relationships. While he didn’t want to live in squalor, he wanted that connection he found amongst those people.

In that context, Waldon found the work of John P. Kretzmann and John L. McKnight in their book, “Building Communities from the Inside Out: A Path Toward Finding and Mobilizing a Community’s Assets” extremely helpful. However, assessing existing assets and recognizing their function differs significantly from creating a community and seeing who buys in. It is for this reason we have developed the evaluation process. We are looking for individuals who will benefit the whole of Tu’ux ku with their skillsets and life perspective. 

While living in Panama, he met a former Minister of Agriculture and became good friends, having many long discussions. The Minister made a comment once that never left his memory. He said, “You gringos have a greedy approach to capitalism. 

You see the markets around you like a pie chart, and to increase the size of your piece, you take from the other pieces of pie. Here, we think about how to increase the pie size so that all benefit.” 

This critical insight expanded Waldon’s vision. The lens through which he viewed the world became a little clearer. The community around the Tu’ux ku development has many skilled workers. We intend to bring ongoing training and education to those who are interested. This will empower them in their skills, increasing their capacity for us and others, making the pie bigger, and integrating them into the fabric of our community.

While developing in the States, Waldon moved into one of the communities he was re-developing. His neighbors were people who had lived there their entire lives. When he walked around the five-block area, it should have taken about five to ten minutes; however, because of the community’s design, he could not get around those blocks in under an hour. The houses and walkways created interactive spaces, and the human element of the community was allowed to thrive. The town of Tu’ux ku is designed the same way. Squeezing out the greatest profit potential is not the goal; creating a thriving community is the primary goal.

 

A Select Sovereign Community that Enhances Your Life and Aspirations. 

We have secured 2,500 acres of virgin land in the Yucatan peninsula outside of the city of Merida, which is not only the safest location in Mexico but consistently rated the first or second safest city in all the Americas.[2] There are many others who have aspired to create a community such as this and have failed. Some even before they began. Their efforts affirm our aspirations, and their failures teach us how to move forward. 

One must comply with the laws, regulations, and guidelines when developing and living in another country.  

Those of us coming from the final cycle stage of the developed world know that what we do today sets a trajectory of things to manifest in the future, some good and some destructive. We also know the hunger for great achievements comes from those with much to gain. 

Professor of Anthropology, Wade Davis,[3] once said, “the measure of a society is not in what it does, but in the quality of its aspirations.” For this reason, we are working with universities in Merida, Mexico utilizing current and future great minds by utilizing them to create our town under our direction. Some of the best architecture in the world can be found in Mexico, and as a producing nation, more sustainable agricultural techniques are being developed. 

By collaborating with universities in Mexico, our development will allow these up-and-coming professionals to create a grassroots movement inside Mexico as an example to the world of how future developments can build capacity in the areas around them rather than become a liability, dependent on and draining existing resources. 

The Tu’ux ku Infrastructure Concept

Tu’ux ku will be a town of well over 1,000 families whose architecture is designed to facilitate rather than inhibit community internally. Additionally, the plan is to build solid, supportive relationships with the surrounding local community and universities. Our neighbors will gain better techniques and skills in their specific fields through this effort. Our intention is not to compete with the existing community but to integrate with it, so we have their support, which will be necessary for the project’s success.

As most community developments become a liability to the surrounding infrastructure and support networks, Tu’ux ku will work to build capacity in the existing community so that we are an ongoing benefit and support, allowing us to live in abundance. Here are a few examples of our approach.

Food Production

While it would certainly be possible to grow all our food, that approach would tend to alienate Tu’ux ku from the locals. Instead, we plan on outsourcing food production while developing a close relationship with our producers. We will educate them on how to implement the best regenerative biodynamic farming practices and develop guidelines and standards for them to use that will benefit them through better production and quality consistency. 

We will create a pure food network of producers for ongoing support and supervision to have the highest quality, organic, and, eventually, biodynamic food. Those who purchase homes in Tu’ux ku can access our guidelines and standards, grow their private gardens, and have orchards to produce fruit if they wish to do that as a hobby. However, it will be unnecessary as this high-quality food should be easily and inexpensively available to all in the community.

Energy Production

While Mexico’s electricity grid is excellent and the energy is inexpensive, we recognize the benefits of having our own energy production. We plan to use an alternative energy production system to allow us complete sovereignty. There are many reasons why this is important to our core values as a community. 

Potable Water

The Yucatan Peninsula is known for its abundance of water. All developments exploit that resource by simply installing wells and drawing out the water they need with little concern for the future. We are planning a whole-house recycling water purification system to provide medical-grade oxygenated water for the entire community. The water in our toilets will be of higher quality than in virtually every city on the continent.

Waste Management

The Yucatan Peninsula is primarily a bed of limestone. This does not allow proper wastewater filtration, usually obtained through fine soil. For this reason, we plan to install a system that will process all our wastewater and isolate and extract base minerals down to a molecular level so that we can reuse those materials for their best use. 

We have designed retention ponds integrated into our system that will continually clean millions of gallons of water, which will positively impact the existing water table and benefit humans and animals in the area. This will be in keeping with our goal, not to be a liability to the area but a benefit that builds capacity.

Community Support

Our town community center will provide shared space for community needs such as:

● Clinic space for existing doctors and dentists in Merida to see patients as demand requires. This will allow us to have a local doctor/dentist who knows us personally and will be on call as needed. Our community will efficiently add to their current client capacity. Although there is a high likelihood that we will have dozens, if not over 100, of some of the finest physicians in the world who will provide health and wellness services to the community.

● Market for local farmers and artisans to sell their products directly to the community. 

● A multi-disciplinary learning center will be available to foster education, arts, music, literature, science, technology & creativity.

● Remote work area with access to high-speed internet, collaboration room, and a printing station.

Location 

Tu’ux ku has purchased 2,500 acres of property bordering Reserva Estatal El Palmar, located near Merida’s international airport and thirty minutes to an hour away from three pristine beaches in the Yucatan (Celestún, Sisal, and Progresso). Reserva Estatal El Palmar is nearly 50,000 hectares (about 120,000 acres) of protected natural area with the purpose of integration of human communities in Sustainable Development.

Project Status

Currently, the project is fully self-financed with no bank obligations. It is not seeking any investors but is open to that option if they are absolutely aligned with our vision. There are multiple phases for developing the property. The first phase will be to sell one hundred 2.5 acre lots on the front 250 acres of the property, which we call Founder Lots. Surrounding communities are selling lots for $40.00+/meter in a traditional neighborhood community; our founder lots will sell for half the price of $20.00/meter, which is $200,000 for a 2.5-acre lot ($80,000/acre).  

The founder lots are some of the largest lots available in the project and provide buyers with maximum privacy and the space to engage in small-scale farming if they desire. This section is the town’s official entrance and the community’s first phase, and these lots are offered at the lowest per-meter cost of the whole project. When all the town’s amenities are built, the founder lot owners will be eligible to use the world-class facilities.

The prices for the founder lots will most likely radically increase once phase two of the project is completed and the lots are integrated into the neighboring health community of over 1,000 families. While there is no requirement to build immediately on these lots, Tu’ux ku will prioritize potential buyers who want to contribute and be active members of the new community.

If you can financially support Tu’ux ku-FHC’s mission, the Founder Lots would be a perfect opportunity for you to do so. Tu’ux ku has significant capital, but most is not anticipated to be liquid until 2025. By selling these front lots, we hope to generate the revenue required to build the critical infrastructure for Tu’ux ku-FHC, including roads, electrical, water, and wastewater management. This revenue will allow us to progress to phase two.

The People of TU’UX KU

The purpose of our community of Tu’ux ku goes beyond selling lots. Limiting access based on economic restrictions will have a negative social impact on our community. We recognize that some of the people we are targeting to join Tu’ux ku will not be able to afford to purchase a home at this time. For this reason, we plan on building Tu’ux ku with the options of renting or buying.

We also plan on providing a percentage of housing subsidy for individuals that we perceive to be essential to Tu’ux ku-FHC’s mission, so please do not let finances be any limitation to your motivation to apply for membership into Tu’ux ku and be assured that if you are highly qualified, we will do everything we can to make it possible for you to join the community.

There will be a wide variety of housing units available, from estates with 5,000-10,000 square foot homes to efficiently designed rowhomes with about 1,000 square feet. We anticipate having the first homes to move into Tu’ux ku sometime at the end 2025. Anyone purchasing a Founders Lot could have a house about a year earlier. Members have the freedom to choose whether they reside within the community or come and go as they please. 

Lots and Units Details

The Yucatan is Mayan. And while the Spanish Colonial architecture in the towns is beautiful, the Spanish architecture came second to the Mayan architecture. I won’t dive into the history here, but we have decided to represent the Mayan culture and their architecture for many reasons.   

The Mayans have a rich heritage. We will incorporate their symbolism, forms, and massing in our designs. For more info on this, see Modern Mayan Fusion.  We will collaborate with local experts and shamans to create a one-of-a-kind, culturally appropriate, world-class community. 

There will be nine types of house sites available to meet the interests and needs of the community. 

103 Rural Founder Lots: These lots are our largest lots offered in a “rural” setting. They will have the lowest per-meter cost, the least covenant restrictions, and the lowest monthly neighborhood fees. Underground electricity, potable water, sidewalks, bike lane, and road access will be provided for these lots. 

52 Gated Estate Lots: Our most exclusive and largest lots (2-2.5 acres) are available in the community. These are waterfront will have gated road entry access. These will have access to public parks and lakes. Underground electricity, potable water, waste treatment, sidewalks, bike lane, and gated road access will be provided for these lots.

16 Gated Town Estate Lots: These are approximately 1-acre lots available inside the gated section of the community. These back the town park areas and have easy walking access to town. These will have access to public parks and lakes. Underground electricity, potable water, waste treatment, sidewalks, bike lane, and gated road access will be provided for these lots.

96 Low-Density Water Front Lots: These will be approximately 0.25 -0.45 acres each. These will have access to public parks and lakes. Underground electricity, potable water, waste treatment, sidewalks, bike lane, and road access will be provided for these lots.

106 Low-Density Wooded Lots: These will be approximately 0.25 -0.45 acres each.  Underground electricity, potable water, waste treatment, sidewalks, bike lane, and road access will be provided for these lots.

110 Wooded Lots: Approximately 1 acre of wooded lots nestled along our natural reserve areas. These will have access to public parks and lakes. Underground electricity, potable water, sidewalks, bike lane, and road access will be provided for these lots. 

282 Medium-Density Lots: These are our town-access suburb lots. These lots will have approximately 65-foot width and 100-foot depth. There will be a 15-foot streetside setback and a 4-foot side yard minimum setback. These will have a two-story building limit. Each will have off-street parking and access to public parks and lakes. Underground electricity, potable water, sidewalks, bike lane, and road access will be provided for these lots. 

248 Single-Story Townhomes: These will be designed and built as “zero lot line” Townhomes. These will have a 15-foot streetside setback and a “zero lot-line” side yard setback. These will have a single-story build limit with minimum/maximum street view height guidelines. Each will have alley access to off-street alley parking and access to public parks and lakes. There will be ample additional off-street parking and designated walkways to the park areas and the town center. 

Each of these 12 block areas of this type of building will have approximately 29,400 square feet of segregatable buildable space. The square foot desired by the buyer will determine the size of each. Someone could buy an entire block to build a massive mansion next to the town center; however, design guidelines will require the street frontage façade to have the look of a minimum of 8 individual units. Underground electricity, potable water, city sewers, and road/alley access will be provided for these lots.

66 Town Center 2nd and 3rd Story Condos:  These units will be located above the town commercial district. Each will offer maximum shared access points of no more than seven units. Each will have balconies, some facing outward to the residential areas and others facing inward to the central town park/pavilion. Unit sizes will range from 2,400 to 5,600 square feet. Central Pavilion-facing units will have free access to all events held in the town center via their private balconies. All will have access to public parks and lakes. Underground electricity, potable water, city sewers, road access, and off-street indoor parking will be provided for these lots.

Town Center Commercial: Ownership of these spaces will be held privately by the principal developers. This aims to maintain control of the tenants, ensuring the best fit for the community’s needs. If offered to the public, these limited spaces would soar in rental value and increase the expenses of the people of the town, going against the purpose. These units will have the community services needed, i.e., grocery store, restaurant, café, pub, fitness center, health clinics, salon, etc. 

Hotel/Convention Center: There will be an allotted nine acre site for a hotel and a 1000-person convention center. This will be built in the final phase of development. 

Water Feature: We will build nine lakes inside the community. Six will be private within their section, and three will remain public access. These will have small vessel access, such as kayaks and paddle boards, and fishing will be allowed. The shorelines will be walkable.

Public Trails: We will have walking and biking trails throughout the community and our surrounding reserve. These will be natural but manicured trails maintained by our grounds crew. 

Features and Amenities

You will not need to own a vehicle as virtually everything will be within walking distance on dedicated pedestrian walkways. Based on demand, we anticipate having shuttles to and from the beaches and Merida available throughout the week. 

Tu’ux ku will be an independent, self-sustaining community. There is abundant sunshine and water on the property. Please understand that this is not a commercial venture, and some of these features, like the wellness center, will likely be one of the best in the world due to all the leading therapies it will provide; it will only be available to community members. There is no intention to offer these services to the public.

Influence and Inspiration

Brian Hoyer, a recognized building biologist, is a consultant for the project and a member of the community. All buildings will be designed to ensure the bare minimum EMF radiation, with shielding embedded in all the walls and wired Ethernet connections available for the internet. 

Dr. Mercola is a passionate advocate of natural medicine, a wellness champion, and a visionary who has implemented much-needed leadership in our current healthcare system. He is a major consultant for the project and is committed to guiding this development into the leading health community in the world.

In addition to Dr. Mercola, we anticipate ten or more outstanding best-in-class physicians will be members, and collectively, they will provide personal health coaching for community members. We seek to provide this as a template where other professionals will share their unique gifts and talents within the community.

Paula Baker Laporte is an architect, Building Biologist, and consultant for the project. She specializes in health-enhancing and ecologically sound architectural design. All homes will be intentionally designed to be as healthy as possible.

Architectural design layouts and guidelines are being developed using the principles of late British/American Architect Christopher Alexander. You can review his theories about the nature of human-centered architectural design in his book, “A Pattern Language”.[4]

Application Process

The over 1,000 homes in Tu’ux ku will be available by invitation only. Once invited, candidates undergo a rigorous evaluation process to confirm they are the best fit for our community. Initial evaluations suggest a strong demand for this project.
